Follow-up commission for building progress reports on office cluster Galgenwaard

‘Why we contracted Search for the building progress reports on the apartment-office tower on both the east and the west side of the Galgenwaard stadium in Utrecht? Because Search approaches the client very actively and positively. This client-oriented attitude was the deciding factor.

Paul John de Jong, account manager at Bouwfonds Property Finance, is quite satisfied with the co-operation with Search Engineering and Consultancy as an independent, expert party. ‘Bouwfonds Property Finance and Memid Investments B.V. collaborate as the project development company of Midreth B.V., the owner of the Galgenwaard stadium and the surrounding area. During the past few years a lot of work has been done to ensure the feasibility of the joint development of the stadium and the surrounding area.’ 

Deal clinched at Provada real estate fair


In 2000, the stadium renovation was given the go-ahead. It was wound up in 2004, so that already during the past soccer season, F.C. Utrecht has been able to play in a beautiful, up-to-date stadium, which complies with all safety requirements. Bouwfonds and Memid rent out the spaces under the stadium’s stands to, among others, Maison van de Boer, TGP Post, Fitness First and Golf Plaza. The offices in the corners of the stadium are rented out to small and medium-sized tenants. Next to the stadium, an 80-apartment tower is being built and an underground parking garage. The apartment tower is expected to be transferred   to the prospective residents by the middle of 2007. Ans de Wijn real estate agency has taken on the sale of the tower apartments.Eurocommerce Project Development bought the office buildings which still are to be built at the other side of the stadium, comprising a total of 30.000 m2 of office space, and rents 800 parking places. Completion of the office block is planned for the start of 2008. The deal on building and purchasing the so-called ‘Kantorenpark Galgenwaard’ has been clinched during Provada, the first international real estate fair in Holland, which was heldin the middle of June at the RAI congress centre in Amsterdam.

Expertise in several areas


‘Search has become increasingly active in the real estate world’, Paul John de Jong continues. ‘In several areas. They have at their disposal so much technical and specialist knowledge in different areas, that they are perfectly capable to provide expert building progress reports. Bouwfonds already had good experiences with Search in the field of environmental advice and the supervision of asbestos decontamination, demolition and renovation projects. That’s why Search was the obvious choice for the building progress reports on the Galgenwaard apartment tower.’

Follow-up commission awarded


As a joint proprietor and financier of this project development in Utrecht, Bouwfonds Property Finance often brings in consultants like Search to monitor building progress, using building progress reports. Every week from May onward, Paul John de Jong receives a short, concise report which Search composes on the basis of the weekly building progress reports. For this purpose, the account manager states, ‘… a very practicable form has been developed, because there’s no need for endless reportsif you get a weekly   update.’ Construction of the apartment tower with about 80 apartments on the Bunnik side of the stadium started in May. Realisation is consigned to Bouwbedrijf Midreth B.V.   In September, the same contractor startedbuilding the office block, designed by architect Cees Dam. ‘For this project Search also provides the building progress reports, as we are quite satisfied with their approach of the apartment tower.’
