Guaranteeing cool and pure air in Dubai

Few development projects are as much talked about as those in Dubai, the throbbing heart of the Arab Emirates. At the moment a skyline of multi-star hotels, ultramodern shopping malls and office buildings has developed which is unequalled in the world. 
Once there was an abundance of oil, but sheikh Zayed bin Sultan al Nahyan knows that his oil wells must come to an end. The emirate’s oil reserves are expected to run out in fifteen years. The government set out a new course in time and has invested into tourism to generate new sources of income. As a consequence Dubai has been transformed, within a short time span, into one of the most alluring tourist attractions in the world. Old and new meet in an enchanting mix of building styles.


Interior climate


Large-scale project development in a country with a very warm (with an average of 43°C - 109°F) and particularly humid climate means that preservation and maintenance of buildings have to meet specific requirements. To maintain a pleasant temperature, air conditioning systems have been installed. These cool the air from 43°C to about 18-20°C (64-68°F). As a consequence, a tremendous amount of condensation occurs, which may form a hotbed of bacteria, yeast cells and mould. To safeguard hotel guests and employees from health risks, the Dubai hotels asked Search Engineering and Consultancy to make up a risk inventory and carry out regular checks. After all, bacteria, yeast cells and mould thrive wonderfully in a warm, damp environment. The hotels’ managing boards want to avoid at any cost that hotel guests or employees can hold them responsible for any kind of infection. Moreover, it would be bad for these luxury hotels’ image.

Independent investigation


Search was introduced to the world of the emirate’s Ruler’s Office by a Dutch relation, the firm Piguillet & Zn. This company owns, among others, a world-wide patent on a special cleaning method of air conditioning systems, which is used on a wide scale in Dubai. ‘We have an interest in independent testing of our cleaning work,’ E. Piguillet jr. states. ‘That’s the only way we can give our clients guarantees and distinguish ourselves in a demonstrable way. An independent party like that cannot be found in Dubai. On the basis of our positive experiences in the Netherlands and their extensive experience with working abroad, we asked Search for support. They work directly for our clients and now they also carry out the preventive investigations,’ according to E. Piguillet jr. As an independent research institute and consultancy, Search Engineering and Consultancy has already carried out indicative preliminary investigations of the air conditioning systems of the Burj AL Arab hotel (the only seven-star hotel in the world), the Emirates Towers hotel, the Emirates Towers office building and the Jumeirah Beach hotel. Investigations of 22 other top projects and a number of schools will follow soon. Search measures air humidity, temperature gradients, air flow speed and particle sizes, and checks whether there are bacteria, yeast cells and mould in the air conditioning systems.

Periodic scans


Periodically monitoring the indoor air quality provides a good indication of the moment the air conditioning systems are due for a cleaning treatment. In addition, Search is able to indicate exactly which part of the system must be cleaned and which requirements the cleaning treatment should meet. Furthermore, Search has agreed that after the cleaning treatment a new investigation should establish if all existing contamination has been removed. Search started research operations on July 31. In the third week of August, Search’s investigators put the end report of the risk scan before the hotel managers. On the basis of this explorative preliminary investigation, agreements have been made about periodic scans. These guarantee a healthy indoor climate in a country where the risk of legionella and other types of contamination presents an actual danger. Search Engineering and Consultancy now also active in the Middle East.
