What does a major real estate company, which owns shopping centres, do to ensure that all licenses are in order? The simplest way is to consult an independent institute which finds out if all necessary licenses are there.
Rodamco Nederland owns hundreds of shopping centres. As the shopping centres’ manager and administrator, Rodamco Nederland wants all necessary licenses to be in order. The real estate company has brought in Search Engineering and Consultancy for a pilot project: an investigation into the licenses of its fifteen top shopping centres. The research and consulting institute has to find out whether the centres meet the existing statutory requirements, as well as those which may be imposed in the future. Should the investigation reveal that the centres do not comply with the required environmental and safety permits on some points, Search Engineering and Consultancy has to provide a suitable solution. In this way, the client wants to indemnify itself with respect to possible exploitation risks and liability.

In view of the number of employees it is too costly and in practice impossible to provide individual or group training courses for each shop. That’s why Search Engineering and Consultancy proposed to Rodamco Nederland that they should provide digital training courses – computer-supported training. These could be done in peace and quiet at home, using a cd-rom. Search Education compiled a digital evacuation course which every employee can do individually and which only takes about an hour to complete. The same goes for 70% of the Company Emergency Worker Training which can be done by shopworkers at home or at the workplace. The remaining 30% consists of a practical training which is provided by Search’s teachers on site.
Apart from the license screening, Rodamco Nederland also assigned the entire implementation of and future reporting on the company emergency response plan to Search Engineering and Consultancy. Within this framework, the company developed a definitive plan, which includes organising an emergency exercise. After evaluating the exercise, the plan may be revised, if necessary. Furthermore, twice a year Search Engineering and Consultancy will visit the shopping centres unannounced, to check if the company emergency response plan still complies with the statutory requirements. Thus Rodamco Nederland is ensured that it is indemnified against possible liability claims and it can guarantee its shopkeepers a top site with optimum operational safety.
