Asbestos investigation

In 80% of the buildings which have been built before July 1st, 1993, materials have been used which contain asbestos. All in all 3.500 different materials are known to have been produced using asbestos fibres. Recognising these materials is a specialist’s job. Because the presence of asbestos can limit the use of the building (health risks) and because it determines its value, thorough research is vital when dealing with real estate transactions. This will result in negotiations which are based on facts. Facts prevent speculation and consequently unrest as well. The investigation is carried out to quantify and contain risks.

Be on the safe side

The seller has an obligation to inform and the buyer has an obligation to investigate. The particular circumstances of the negotiating process determine which party is responsible for the asbestos investigation. It’s a fact, though, that an investigation in this area is necessary. An asbestos investigation consists of an inspection by qualified inspectors, if necessary supplemented with taking samples and analysing them. They can, if circumstances require so, take additional soil samples to check whether there’s asbestos in the ground. The investigation results constitute a solid point of reference for the buyer and seller in their subsequent real estate negotiations.
