Soil investigation of German holiday resort at record speed
Haste makes waste. Often there’s an element of truth in the meaning of this well-known proverb. But a soil investigation which was recently carried out in Germany shows that it’s possible to deliver superior quality within a very short timeframe. In connection with a real estate transaction, Search Engineering and Consultancy carried out, within a single week, an exploratory soil investigation at the Hochsauerland holiday resort in Medebach, Germany. Two weeks later the investigation report was already being printed. Undoubtedly a unique achievement for a project this size.
After a lecture about the possible risks posed by environmental issues when financing sale and purchase of real estate, Search Engineering and Consultancy was presented with the question whether they could carry out an exploratory soil investigation at a site in Germany. The financier didn’t want to take any risks in this real estate and land deal and insisted on a soil investigation. At the end of July a team of inspectors travelled to Medebach in Germany to take a closer look at the soil of the 43-hectare (106-acre) holiday resort.
The aim of the soil investigation was to establish if there was any soil contamination at the holiday resort. Special attention was given to the environmental quality of the soil and groundwater. After all, holidaymakers should be able to enjoy a long weekend, midweek or a longer holiday without problems. Moreover, nothing should be in the way of the area’s possible future development. On the basis of historical data, Search Engineering and Consultancy carried out the investigation in conformity with the Dutch norm (NEN 5740).
Of course the entire investigation was certified. After all, Search Engineering and Consultancy is one of the few Dutch engineering bureaux which is certified to carry out environmental soil investigations. The investigation plan was based on the definition of the area as “large-scale unsuspected site or part of a site”. Apart from that, some suspect parts were also under investigation, ranging from grease traps to the swimming pool machine room.
The investigation proved that there is no environmental soil pollution in the area. Search Engineering and Consultancy’s report, which contains this conclusion with its argumentation, established that the financier doesn’t run any risks (in this respect). Because Search Engineering and Consultancy has been able to react swiftly to the client’s question, the sale/purchase transaction wasn’t delayed.
